What makes Ånnerudskogen special is the mix of peace and community. The street is closed to through traffic, and trails lead straight from the courtyard into the forest – perfect for an evening walk, cross-country skiing in winter, or a swim in Hogstadvann in summer, where the residents' association has its own floating jetty. At the same time, you are only minutes from Asker town centre with trains, shops and everything you need.
The 40 terraced houses in the co-ownership share two playgrounds and a small football pitch, maintained by the residents themselves. Twice a year we gather for a community work day (dugnad) – a great chance to get to know the neighbours, enjoy coffee and cake, and make sure the outdoor areas are safe and pleasant for the little ones. An active board and an engaged Facebook group make it easy to stay informed and get involved.

“Ånnerudskogen vel og sameie” is where the neighbourhood talks: work days, annual meetings, garden-waste containers, lost cats and everything else going on in the street. Both new and existing residents should be members to keep up with what is happening.

Ånnerudskogen is a street in Asker with around 110 households. Forty of these are terraced houses that hold a share in several common areas (the co-ownership, or sameie), including two playgrounds and a small football pitch. The residents' association (vel) and the co-ownership share one board but keep separate finances.
All owners of terraced houses in Ånnerudskogen are members of the co-ownership and are required under the bylaws to pay an annual fee to it. The fee is currently NOK 3,000, paid in two instalments. It covers insurance for the playgrounds, gritting and snow clearing of common areas, four garden-waste containers a year, and maintenance and development of the playgrounds and other equipment.
The annual fee to the residents' association (NOK 300) is voluntary for all members. The association is responsible for the floating jetty at Hogstadvann and takes an interest in matters such as traffic safety and outdoor areas.
Twice a year we hold a community work day to keep the outdoor areas in good order. It is a good opportunity to meet the neighbours and get to know the area.
The ordinary annual meeting is held every year by the end of April. Every terraced house is a co-owner and has one vote. The documents below are in Norwegian.

This year's work day, like so much else, was organised a little differently. Residents were invited to pick tasks from a list and coordinate among themselves.

The co-ownership received NOK 2,000 from Asker velforbund towards collecting gravel after the work day.

Ånnerudskogen has several lovely common areas that need mowing in summer. This is a shared responsibility for all co-owners.
Safety: Never lay the mower on its side – especially not on the left side, where the air filter is. Contact the board if there are any problems.
Before you start: Check petrol (95 unleaded) and oil. Keep receipts for reimbursement. If the engine will not start, check that the fuel tap is open.
While mowing: Watch out for stones, toys and other objects that could damage the blade. Mow on the highest setting where possible. Switch off the engine when you leave the lawn.
Afterwards: Empty the grass collector and top up the petrol if needed.
The co-ownership puts out four garden-waste containers during the year. When using the refuse bins, nothing may be left outside the bins without agreement with the refuse collectors.
Adopted at the annual meeting on 3 April 2001 pursuant to the Norwegian Co-ownership Act of 26 June 1998, no. 46. This is an unofficial translation; the Norwegian text is the legally binding version.
Ånnerudskogen co-ownership consists of land number 8, title numbers 21, 280, 281, 282, 283, 284 and 285 (see appendix 1) in Asker. The owners of the co-ownership are the owners of the following terraced-house properties in Ånnerudskogen (see appendix 2), each holding a 1/40 share. The co-ownership cannot be dissolved. These bylaws shall form an integral part of any future transfer agreement concerning a terraced-house property.
The purpose of Ånnerudskogen co-ownership is to: 1) administer the use and maintenance of the co-ownership's land; 2) uphold common rules for the maintenance of the terraced-house properties.
To the extent that the co-owners do not jointly decide to outsource tasks relating to the operation of the co-ownership's land to others, the co-owners are jointly obliged to carry out this work themselves.
Common costs shall be divided between the co-owners in accordance with the Co-ownership Act, which states: "Property taxes, charges, insurance costs and similar fixed or necessary expenses relating to the property are borne by the co-owners among themselves in proportion to their shares."
1) The co-ownership's land includes playgrounds, parking areas and open spaces. The co-owners are equally obliged to help keep these in proper condition.
2) The co-ownership's land also includes access roads. These shall be maintained by the co-owners who benefit from the access.
3) The board is responsible for entering into any agreement on snow clearing and gritting of parking areas and the areas in front of garages, and for ensuring that the work is carried out in accordance with the agreement.
4) Community work days on the common areas are held twice a year, once in spring and once in autumn. Co-owners are obliged to take part. A co-owner who is prevented from attending may, by contacting the board, be given a separate task or pay a fixed fee set by the annual meeting.
5) When using the refuse bins, nothing may be left outside the bins without agreement with the refuse collectors. Waste must be properly wrapped in plastic bags, and bin lids must be kept closed.
1) Co-owners who do not already own a garage on the co-ownership's land shall, as far as possible under the current zoning plan for the area, have the right to build one.
2) The annual meeting shall manage the use of the co-ownership's land for garages. The annual meeting may also, where necessary, make decisions regarding the maintenance of garages.
3) The board shall, as far as possible, ensure that garage blocks are built at the same time and with a uniform façade.
4) The owner of a garage on the co-ownership's land is obliged to keep it in good external repair and in a condition that meets regulations, including repairs to gutters, roofing and doors. The garage owner is further obliged to insure both the building and its contents.
5) A garage may only be sold to other co-owners or to persons buying into the co-ownership. Each co-owner may own only one garage.
6) When a garage is let out, the other co-owners have a right of first refusal on the same terms the garage owner could obtain from others. Anyone wishing to let out their garage must notify the chair of the board, who shall without undue delay inform the owner whether any of the co-owners wish to exercise their right of first refusal.
1) Out of consideration for the overall appearance of the row of houses, the owner of a terraced-house property is obliged to keep the exterior of their own house and garden in good repair.
2) The owner may not make significant changes to the façade, including changes of colour, unless all owners in the row agree.
3) The owners of the two middle properties in a row have a right of access on the garden side across the end properties to their own plots, for ordinary transport relating to gardening and maintenance.
4) The owner may not, through planting, landscaping or otherwise, do anything that causes a nuisance to the other owners in the same row.
5) Owners shall mark their house with its house number. As far as possible, the number shall be visible from the road.
The co-ownership is managed by a board of four members, elected by the annual meeting by simple majority for two years at a time. The annual meeting may decide that the chair is to be elected separately. The board constitutes itself.
The board shall implement the co-ownership's annual plan and otherwise manage the co-ownership's affairs in accordance with the law, the bylaws and resolutions.
1) The chair shall ensure that board meetings are held as needed. Any board member may demand that the board be convened.
2) The board has a quorum when more than half of its members are present. Decisions are made by simple majority. In the event of a tie, the chair has the casting vote.
3) Board meetings are chaired by the chair. If the chair is absent and no deputy chair has been elected, the board shall elect a meeting chair. The board shall keep minutes of its proceedings.
1) The supreme authority of the co-ownership is exercised by the annual meeting. The ordinary annual meeting is held every year by the end of April. An extraordinary meeting shall be held when the board considers it necessary, or when at least four co-owners demand it and state which matters they wish to have considered.
2) Each terraced-house property has one vote.
3) All co-owners have the right to attend the annual meeting with the right to make proposals, speak and vote. The chair shall attend the annual meeting. One additional household member, board members and tenants of a unit have the right to attend and speak.
4) Co-owners may attend by proxy. The proxy holder shall present a written, dated power of attorney. Unless otherwise stated, the power of attorney is deemed to apply to the next annual meeting.
5) Co-owners may bring an adviser. The adviser may speak only if the annual meeting permits it.
6) Under the responsibility of the meeting chair, minutes shall be kept of the matters considered and all resolutions passed by the annual meeting. The minutes are read out before the meeting closes and signed by the meeting chair and at least one of the co-owners present, chosen by the meeting. The minutes shall be made available to the co-owners.
7) The annual meeting has a quorum when at least 10 co-owners are represented.
1) Notice of the annual meeting shall be given to the co-owners in writing with at least eight days' notice. An extraordinary meeting may, if necessary, be called at shorter notice, but not less than three days.
2) At least six weeks in advance, the board shall notify the co-owners of the date of the annual meeting and the deadline for submitting matters for consideration.
3) For a proposal that under the Co-ownership Act requires a two-thirds majority to be considered, its main content must be stated in the notice.
4) No later than 8 days before the ordinary annual meeting, the board's annual report, accounts and any auditor's report shall be sent to all co-owners with a known address. The documents shall also be available at the meeting.
The ordinary annual meeting shall deal with the following: 1) constitution of the meeting; 2) the board's annual report; 3) the board's accounts for the previous calendar year, for approval; 4) election of the board; 5) adoption of the budget for the current calendar year, including the co-ownership fee; 6) setting of the work-day fee; 7) submitted matters.
1) The annual meeting is chaired by the chair of the board unless the meeting elects another meeting chair.
2) Subject to the exceptions in the law or these bylaws, all matters are decided by a simple majority of the votes cast.
3) Resolutions to sell or lease out all or substantial parts of the co-ownership, and resolutions that significantly change the character of the co-ownership, require the consent of all co-owners represented.
1) The co-ownership's auditor is elected by the annual meeting and serves until a new auditor is elected. 2) The board shall ensure proper bookkeeping.
Amendments to the bylaws may be adopted by the annual meeting when at least 20 co-owners vote in favour.
Board members must not take part in the consideration or decision of any matter in which they have a prominent personal or financial interest.
